The house is in good shape except the outside needs to be painted & the new owners should probably replace the porch railings on the 2nd story to match the ground level railings (really not a big deal).

The current renters are great & they like renting the place, so you could probably keep them as renters. We would prefer to sell it with the current renters in place & let you proceed from there.
